Santana Row Hotel Saga Residents: In a significant development for the proposed Olin Hotel near Santana Row, the San Jose Planning Commission has expressed reservations about KT Urban’s plan to construct a 176-room hotel that would surpass the current zoning height limits. The project, situated at 425 South Winchester Avenue, aims to replace a gas station and The Everest Momo, a Nepalese restaurant, with a boutique hotel designed by Lowney Architecture. The commission, reacting to concerns raised by residents regarding potential traffic congestion and privacy issues, has refrained from recommending amendments necessary for the seven-story project.

The hotel, dubbed The Olin Hotel, is part of KT Urban’s vision for the site at the intersection of South Winchester Boulevard and Olin Avenue. The proposed seven-story structure would house 176 rooms, with six of its floors containing up to 30 suites. However, for the project to be financially feasible, KT Urban is seeking adjustments to setback requirements and a height exemption that would allow the building to exceed the current 65-foot height restrictions in the urban village area by an additional 20 feet.

The City Council is scheduled to review the hotel proposal on December 12. While residents have expressed concerns about the potential impact on traffic, privacy, and the process that led to requested amendments, KT Urban’s Mark Tersini argued that the hotel proposal emerged as an alternative to a purely housing development. Tersini highlighted the challenges of achieving a satisfactory return on investment with the initial residential complex plan and emphasized the benefits of repurposing the site from a dilapidated gas station to a redesigned hotel.

The Planning Department is currently reviewing special use permits for the project, and KT Urban has requested an amendment to the urban village plan to accommodate the required height and setback changes. Despite these efforts, Daphna Woolfe, president of the Winchester Orchard Neighborhood Association, voiced concerns about the proposed amendment, arguing that it contradicts San Jose’s long-term goal of integrating new developments without compromising local neighborhoods. She emphasized the importance of respecting the work of the Planning Department and citizen-led task forces that contributed to the urban village plans adopted in 2017. Woolfe urged officials to honor the community’s efforts and adhere to the established roadmap for future developments.
