Silicon Valley Symphony: The Morley Brothers, prominent figures in Silicon Valley’s real estate landscape, have unveiled comprehensive plans for the redevelopment of University Station at 451-475 El Camino Real, spanning both Santa Clara and San Jose. This ambitious proposal, covering 10.96 acres adjacent to the Santa Clara Caltrain station, envisions the creation of over four hundred housing units, comprising an apartment building and townhomes. Eric Morley, co-founder of the Morley Bros., expressed anticipation about delivering much-needed housing, including affordable options, in alignment with Santa Clara’s General Plan.
The redevelopment project involves the demolition of four existing office buildings and two parking structures, excluding a small retail center near Caltrain that will remain operational. The master plan outlines 406 units, with 82 designated as affordable housing for lower-income households. The primary component is a four-story apartment complex housing 298 units, achieving a density of 70 units per acre. Additionally, 108 townhomes, averaging 16 dwelling units per acre, are planned, with 13 of them falling within the San Jose city limits.

KTGY is tasked with the architectural design, showcasing a podium-style apartment complex with setbacks for massing variation. The townhomes will adopt a similar facade scheme, featuring Juliet balconies and horizontal lap-siding. Seeking expedited approval, the applicant is filing for Senate Bill 330, allowing the utilization of the State Density Bonus program, increased residential capacity, and zoning waivers.
The central location of the redevelopment ensures convenient access to various transit options, including Caltrain, VTA, and the proposed BART Station. Residents will enjoy proximity to retail establishments, a hotel, offices, and the expansive Santa Clara University campus. Eric Morley envisions the project as complementing the existing residential neighborhood, enhancing the mixed-use district, and supporting transit ridership.
Bixby Land Company owns the property, spanning 451, 469, 471, and 475 El Camino Real. While the estimated cost and construction timeline are yet to be established, the University Station redevelopment stands as a significant venture poised to contribute to the evolving face of Silicon Valley.
